For example, if you have 2,500 square feet of rentable space and the annual rental rate is $50.00 per square foot, you would calculate 2,500 x $45.00 = $112,500 / 12 = $9,375 per month.

Most leases have annual percentage rent increases built-in. These should be spelled out clearly in the lease agreement.
